Assumptions this uses
  • Saving is linear. Interest on your savings is ignored, which makes the estimate slightly conservative.
  • Total to save = your deposit plus stamp duty. Other buying costs (conveyancing, inspections, moving) are on top of that.
  • Take-home pay is worked out from 2026-27 tax rates, the Medicare levy and the low income tax offset. Two incomes are taxed separately. It does not include HECS repayments, salary sacrifice or private health cover.
  • Borrowing power assumes rent stops when you buy, repayments are tested at the rate below over 30 years, and your other spending stays the same.
  • Stamp duty lines and scheme price caps use each state's first home buyer settings as at August 2026. State budgets change these.
